Naar aanleiding van recente publiciteit over de voorgenomen verkoop van het voormalige CSM terrein te Breda, ben ik wat gaan speuren naar de modaliteiten van het object en vanwege de – elkaar tegensprekende – berichten in de media (tegenwoordig noem je dat nepnieuws geloof ik), wend ik mij noodgedwongen tot de onderneming zelf, omdat het jaarverslag de desbetreffende informatie ook niet biedt (lees: ik kon het niet vinden).

1. Hoeveel bedraagt de oppervlakte van het desbetreffende terrein (ik trof getallen aan van 20 tot 32 hectare)?
2. Naar ik begrijp wordt onder IFRS het terrein in het jaarverslag nu nog gewaardeerd tegen historische kostprijs (en wordt op terreinen niet afgeschreven). Is die conclusie juist en hoeveel bedraagt de historische kostprijs dan?
3. In een artikel in de Telegraaf uit 2007 wordt gerept van een ‘waarde’ (ik neem aan dat daarmee toentertijd ‘directe opbrengstwaarde werd bedoeld) van het terrein van 50 – 70 miljoen euro. Heeft de vennootschap inzicht in de huidige waarde (‘fair value’) en zo ja, hoeveel bedraagt die?
4. Indien bij het opmaken van de jaarrekening 2017 het desbetreffende terrein nog niet is verkocht, wordt het dan als ‘assets for sale’ geclassificeerd en gewaardeerd tegen ‘fair value’?

1. Het terein is 26 ha groot.
2. Het klopt dat het terrein voor een laag bedrag in de boeken staat. Voor hoeveel dat is publiceren we niet.
3. De huidige ‘fair value’ is vrijwel onmogelijk in te schatten aangezien die van veel factoren af zal hangen, niet in de laatste plaats van beslissingen door de gemeenteraad
4. Ik verwacht niet dat het terrein als ‘assets held for sale’ zal worden aangemerkt. Onder IFRS doe je dat pas als je zicht hebt op een verkoop binnen het jaar. Daar is absoluut geen sprake van. Wij verwachten een zeer langdurig traject dat vele jaren in beslag zal nemen.

bekijk dit boekje eens, nauwelijks vandaag meer verkopen dan kopers, toch nu 58 ct lager. Weer zo'n voorbeeld van sturen met de prijs. De gehele week moest dat in de 5 spookminuten gebeuren, 5 tot 10 ct lager zetten, nu is er nauwelijks vraag en kunnen de partijen HUN gang gaan. Toezicht op deze vorm van manipulatie is er vrijwel niet!
